What kind of pets do you allow? Do you permit exotic pets?


The following breeds are not permitted in the community: Akita, American Bully, American Stafford Terrier, Bull Terrier, Bullmastiff, Chow Chow, Dingo, Doberman Pinscher, Giant Schnauzer, German Shepherd, Mastiff, Ovtcharka, Presa Canario, Pit Bull, Rhodesian Ridgeback, Rottweiler, Neapolitan Mastiff and wolf. In addition, we prohibit any dog with a history of biting, injuring any person or animal, or damaging property, or mixed breeds that have the predominant characteristics of any of the above breeds. Only domesticated, common household pets will be allowed. Exotic pets, livestock, poisonous reptiles, amphibians or fish, snakes, birds of prey, insects, and arachnids are strictly prohibited. Also prohibited are rodents except for hamsters, guinea pigs or gerbils.

How many pets may I have?


Residents are permitted a maximum of 2 pets per apartment home.

Are there any deposits, special fees, or monthly charges to have a pet?


For residents to add a pet to their lease there is a $500 pet fee (per pet) and $25 pet rent due monthly (per pet).

What must I bring with me to tour an apartment?


To tour an apartment home we require any prospects over the age of 18 to provide a valid government-issued photo ID.

What are your fees and monthly charges?


The monthly recurring fees are a $130 amenity fee, $50 parking fee, $30 trash fee, and $6 pest control fee.

What are the income and credit qualifications?


All applicants must earn three times the amount of rent and have two consecutive months of verifiable income. All applicants are subject to approval through OneSite, the community’s third party applicant screening agency. Screening criteria will be applied uniformly and in a manner consistent with all applicable laws, including state and federal housing laws, federal fair credit reporting laws, program guidelines and administrative rules. Approval of all applicants are based on an empirical system that incorporates multiple credit factors along with other non-statistical factors to determine overall applicant worthiness.

 

What is acceptable "proof of income" to sign a lease?


Applicants are required to provide income verification, including two months of pay stubs, their most recent W2, 1099 or 1040, proof of retirement income, social security, disability or other government income, child support and or spousal support the most recent tax return and/or certified verification from company accountant or bank, six consecutive bank/financial statements that would show 12X annual rental amount, current offer letter for income, or trust fund income. In instances where sufficient income requirements cannot be met, this community may elect to accept pre-paid rent.

What happens if I qualify for an apartment, but my roommate does not?


All roommates must qualify to be approved, but applicants can apply to qualify on their own. All applicants over the age of 18 must be leaseholders.

Is my security deposit totally refundable?


Yes, less any final utility fees and cleaning and/or damage fees if applicable.

If I get a job transfer, can I break the lease?


Yes, with applicable early termination fees listed in your lease agreement. 

Can I change to a month-to-month lease plan after my first year?


Yes, with applicable fees and a month-to-month rent increase.

How long is the term of the lease?


Lease terms can range from 6-18 months.

Do you accept leases for short terms?


The shortest lease term option available is 6 months.

Am I required to have renters' insurance?


Yes, you are required to have active renters insurance through the entire lease term.

Do you offer furnished apartments?


We do not offer furnished apartment homes, but we can provide recommendations for furniture rental companies.

Do you offer corporate apartments?


We do not offer corporate leases at this time.

If something needs to be repaired in my apartment, how do I report it?


Residents can report needed repairs by submitting a maintenance request through the resident portal or by contacting the leasing office.

When is my rent payment due?


Rent payments are due on the 1st of every month.

What day of the month am I liable for a late charge?


Late fees begin on the 4th of every month.

Will you accept electronic payments from my bank?


We accept electronic payments through the resident portal.

Is there a place where I can pay my rent after office hours?


Yes, payments can be made through the resident portal.

There is a person who might be staying with me for a while, is that permitted?


Anyone not listed on the lease cannot stay in the apartment for more than 7 days in one week, and no more than 14 days in any one month.

Do you have reserved parking?


We offer reserved parking options starting at $100 per month.

I have a motorcycle, where can I park it?


Resident vehicles can be parked in any open unreserved parking spaces.

My children live with me in the summer; do I need to notify your office when they arrive?


Yes, any occupant staying in the apartment home more than 14 days a month must be added to the lease.

Can I install my satellite dish at my apartment?


We do not permit satellite dish installations.

Do you have cable services?


Residents can use AT&T or Spectrum.

Does the property have a fitness center?


Yes, we have a fitness center with 24/7 access for residents.

Does the property have a swimming pool?


Yes, we have an infinity edge pool available year-round.

Does the property offer on-site recycling?


Yes, residents have the option to recycle on-site.

Are gas grills permitted at your property?


Gas grills are not permitted on patios or balconies.

Is there any additional storage space available at your property?


Yes, we offer on-site storage options starting at $125 per month.

Are residents permitted to paint their apartment?


Yes, but residents are responsible for painting the walls back to the original color at move out.

Will you accept my delivery packages for me?


We provide convenient package lockers with cold storage available.

Do you have a list of Preferred Employers?


We do not participate in a preferred employer program at this time.
